How to prevent tenants' unpaid electricity bills

Unpaid electricity when a tenant moves out is a common landlord problem. With prepaid meters no debt builds up; here is how the final reading and credit reset work.

An electricity bill that arrives after a tenant has moved out is one of the most common landlord problems. The deposit may not cover it and the tenant may be unreachable. The surest solution is to make sure the debt never builds up.

Why does debt build up?

  • The bill arrives after consumption; by then the tenant may have left.
  • In buildings fed by one subscription, the bill is split between flats by estimate, which leads to disputes.
  • If tenants change without a final reading, nobody knows who used how much.

The solution: pay first, then use

With a prepaid electricity meter the tenant loads credit before using electricity. When the credit runs out the meter cuts the power by itself; after a top-up the power returns. No debt builds up and every tenant pays only for what they use.

What to do at a tenant change

  1. Take the final reading: note the meter's total consumption. With Wi-Fi meters this reading is recorded automatically.
  2. Settle the remaining credit: agree whether it is refunded to the old tenant or passed to the new one.
  3. Reset the credit: in the Wi-Fi system, the Reset credit button in the customer portal clears the remaining credit; the amount and the final reading are saved in the history. Top-ups not yet sent are cancelled.
  4. Give the new tenant their code: tenants check their credit on the Check Meter Credit page. The code is renewed with the reset, so the old tenant can no longer see it.

Card or Wi-Fi?

Card meters are topped up with a card and need no internet; Wi-Fi meters are topped up remotely, consumption and alerts are followed on the phone, and tenant changes take one click. We compare them in Prepaid electricity meters in North Cyprus.
